RJ Realty Tapped To Market Former Monarch Dodge Dealership

RJ Realty is pleased to announce that it has been selected to market for sale Haims Motors Lauderdale Lakes dealership.  The property is located at 2000 N. State Road 7.

The property was originally built for Monarch Dodge until it was acquired by Haims Motors.  The property offers a fully operational car dealership with a showroom, a service and body shop comprising 38,000 square feet situated on 7.8 acres of land, at the lighted intersection of State Road 7 and NW 20 St.

 

 

The assignment comes on the heels of two automotive transactions completed by RJ Realty’s Ron Osborne.

Osborne recently leased the former Cruiser Auto Dealership located at 1590 S. State Road 7, just north of Gunther Motors.  He leased the dealership to Track Motors which opened in January.  There were numerous offers for the property, from developers wanting to either purchase or execute long term land leases for fast food restaurants and QRS, as well as from multiple car dealers.  The owner ultimately elected to lease to Track Motors rather than endure a long-term due diligence period.   The lease transaction required a long-term commitment from the tenant.

Rental rates along the State Road 7 corridor for used car dealers is still strong, and RJ Realty has one car lot listing available at 700 N. State Road 7 in Plantation at this time.

Osborne also executed a lease for a Quick Lube facility located at 430 North State Road 7.

“The most difficult part of this transaction was finding the right operator that could use the facility soley as an automotive oil change specialty shop, as the city of Plantation has very restrictive auto zoning which prohibited the use as a car dealership or full automotive repair,” explained Osborne. “The tenant, Roadrunner Express, is based out of the Jacksonville area and plans to open several more locations and we are looking for second generation space for them or ground up development.  They will consider either lease or purchase,” Osborne added.
